A move-in clean is for when you're moving into a new home — the same thorough deep clean, so you arrive somewhere genuinely fresh rather than living with the last tenant's dust. The work is much the same; the moment is different. We do both across West London.
We work to fixed prices based on the size of your home, so you know the cost before we start — no hourly surprises. As a guide: studios from £160, one-beds from £200, two-beds from £260, and three-beds from £320. The exact figure depends on the number of bathrooms and the condition of the property, which is why we give you a clear fixed quote up front rather than a vague estimate. Get your fixed quote and you'll have the full price in writing.
Quite a lot as standard — and we don't hide the good bits behind extras. Every clean includes the oven (inside and out), the fridge inside, full bathrooms with limescale and descaling, all rooms, internal windows, inside cupboards, accessible balconies, and all our materials and equipment. Carpet cleaning, upholstery, and our Move-in Sanitisation+ are available as optional extras, so you only pay for what you actually need.
It depends on the size and condition of the home — roughly half a day for a studio or one-bed, and most of a day for larger properties. Because we only take two homes a day, yours gets the full time it needs. It's never a rushed slot squeezed between ten other jobs.
The oven is always included as standard — inside and out, no extra charge. Carpets are an optional extra at £45 per room, because not every home needs it and we'd rather not pad the base price. If your tenancy agreement specifically requires professional carpet cleaning, just let us know when you book and we'll factor it in.
Yes — that's the whole point of a move-in clean. Kitchens and bathrooms are cleaned, sanitised and disinfected so you're not inheriting someone else's grime. For an extra layer, our optional Move-in Sanitisation+ gives those high-touch areas a deeper treatment — ideal if you've got little ones, pets, or you're just particular about starting clean.
We need to be straight with you: whether your deposit is returned is decided by your landlord or letting agent, not by us — so no honest cleaner can truly "guarantee" it. What we can do is clean your home to the standard an inventory check expects, and back it with our re-clean guarantee. A documented, professional clean is one of the strongest things you can have on your side if there's ever a dispute.
We stand behind our work with a re-clean guarantee. If something's been missed, let us know within 72 hours — with the property in the same empty, unused condition — and we'll come back and put it right at no extra cost. The guarantee covers re-cleaning the areas in question; it isn't a refund or a promise about the deposit decision, which sits with the agent.
Yes — we're fully insured. We're also owner-operated, which means the two people who quote your job are the same two who clean it. Your keys and your home stay with us, never subcontracted out.
